Post Land on Smith St. Old farm
Hi everyone!

I remember when we first moved in we had cows in our back yard. They've been long gone and the land hasn't been taken care of. Our home backs up to the Walkers Branch trail.

The other day we where out in our yard and a man walking by mentioned the old smith st. farm has been sold to a new home development. He mentioned the new homes would stretch all the way to Hamiton St. with the club house being the old tutor home on the other corner across from River Gate Elm. Curious if anyone knows if this is true or just a rumor? Thank you!

According to POLARIS, all the vacant land on both sides of Smith Road is still owned by the Walter Elisha Family. There's no active rezoning petition. It's zoned R-3, though, so if the plan is for a standard residential subdivision, rezoning would be unnecessary.

The land could well be sold, and development could be in the works, but it's not showing up in POLARIS, yet.

Hi Dave! Thank you for your response! It could very well be just a roomer as our family had no idea who this guy walking by was? He did seem confident of knowing the home builder etc. So I guess time will tell. What is Polaris?

POLARIS is Mecklenburg County's online property mapping system. Click on the link in the post above. The link should open on the Elisha property.

The proposed development is call The Village at Rivergate ... they have no funding to proceed and the City of Charlotte confirms that they have not formally asked for approval of a development plan.

It's true. THey came to the neighborhood meeting last night for Southbridge Forest. There are several phases. Altogether 816 new homes. The first phase will be on Southbridge Forest drive and the field behind it including the Elisha home. All the way to Hamilton Rd. Pretty much it will eventually be touching Hamilton Lakes, Hamilton Green, and all the open land around River Gate Elementary.

We are in the back end of South Bridge which is the street next to Smith. Thank you for letting us know as our home will be smack in the middle all of all of this activity! It will be nice to see the clean up of all the scrubs etc, but I can't say I'm very happy about all the quite land being gone in the near future!

This is located around River Gate Elementary School on both sides of Smith Road. There's also a part south of Hamilton Road. It is on land formerly owned by the Walter Elisha family.

I haven't seen any activity yet.
